Tlalnepark IV Nave 2 has become the first industrial project in the world to achieve LEED® O+M v5 beta certification, achieving Gold level. Located in Tlalnepantla de Baz, Estado de México, it is a benchmark in the adoption of sustainable practices for the operation and maintenance of industrial buildings.

Owned by FUNO, the largest real estate investment trust in Latin America, this building has set a precedent by encouraging its tenants to align with the company’s sustainability goals.

Efficiency and Environmental Commitment

With a surface area of ​​34,819 m² and completed in 2017, this distribution center and warehouse was designed to reduce its environmental impact and maximize operational efficiency. The sustainability strategies implemented in the facility encompass the three principles of this new version: climate action, quality of life, and ecological restoration and conservation. These include assessments and improvement plans developed on relevant topics such as water management, refrigerant management, sustainable transportation, occupant needs, and site management, among others.

Among its main initiatives, the building features advanced energy efficiency strategies, aligned with the highest sustainability standards, such as LEED certification. The building also implements water use policies, resulting in low water consumption compared to similar buildings. Furthermore, the building is distinguished by its efficient waste management and high landfill diversion rate, serving as a benchmark for other buildings in Mexico.
