The CID-DN-02 building is pursuing LEED BD+C Core & Shell v4 certification.
This project consists of an industrial facility that includes a warehouse, offices, and two security booths, where sustainability strategies are being implemented to create a positive environmental impact.

Project
Sustainable Strategies
➣ 99.96% of the regularly occupied area achieves optimal daylight levels using only natural light, reducing the need for artificial lighting and, consequently, energy consumption.
➣ The facility’s roof features a reflective finish with an SRI of 92 to mitigate solar incidence and reduce the heat island effect on site. Combined with high-quality ventilation systems and natural lighting, this strategy helps avoid additional energy demand.
➣ Dedicated parking spaces for efficient and electric vehicles were incorporated, promoting more sustainable transportation options.
➣ By implementing high-efficiency plumbing fixtures, the project reduces indoor water consumption by 51.47% compared to a conventional project.
➣ The use of native plants completely eliminated the need for outdoor irrigation, as their water requirements are naturally met by site conditions.
➣ The entire project process was overseen by a LEED-accredited professional, ensuring the correct implementation of best-practice sustainability strategies.

Challenges
The project is located in Nuevo León, a state that regularly faces water scarcity crises. Water consumption is a sensitive issue, and having outdoor green areas poses a challenge since many plants require high amounts of irrigation water for their preservation.
