The project is an expansion of an existing building owned by Corporate Properties of America (CPA), a leading company in Mexico’s industrial real estate sector, specializing in the acquisition, development, and operation of industrial spaces in major commercial hubs.
The project’s sustainability goal was to obtain LEED certification with the least additional investment possible.

Our Client

COPACHISA is a construction company specialized in industrial, commercial, institutional, and infrastructure projects.
It oversaw the design, engineering, and construction of this expansion.
Additionally, it has a sustainability initiative that is implemented across the organization, integrating Environmental, Social, and Governance (ESG) criteria into its operations and key processes. This strategy aligns with the company’s vision of transitioning toward a more sustainable and comprehensive development model.
About the project
The project incorporates strategies to reduce water, energy, and resource consumption.
⦿ With native vegetation and efficient irrigation, an 83% reduction in outdoor water use was achieved.
⦿ The use of skylights and efficient lighting reduced energy consumption by 11.10%.
⦿ More than 60% of the project’s generated waste was diverted from landfills.
⦿ The number of required parking spaces for the building’s specific uses was reduced by 66%.
⦿ Materials with Environmental Product Declarations (EPDs) and Health Product Declarations (HPDs) were used.
⦿ 94.13% of occupied areas have optimal natural daylight, reducing the need for artificial lighting.
