Danfoss Expansion
Danfoss Expansion is an industrial facility located in the municipality of Apodaca, Nuevo León, consisting of speculative manufacturing and office areas.
This industrial building has been designed and constructed with a comprehensive approach, keeping in mind the generation of positive environmental impacts and energy efficiency.

Client
Fibra MTY is a real estate investment trust that manages and acquires industrial, office, and commercial properties in Mexico.
As part of its commitment to sustainability, Fibra MTY developed the Danfoss Expansión project, which has achieved LEED Silver certification, reflecting the adoption of sustainable practices and procedures in the development of its buildings.
Project
The project implemented various strategies to maximize energy savings, such as the use of solatubes, windows, and high-performance materials in the building envelope.
◉ Regarding water consumption, low-flow plumbing fixtures were installed, achieving a 55.56% reduction in indoor water use.
◉ 62.80% of construction waste was diverted from landfills.
◉ The manufacturing area of the project is designed to maintain high indoor air quality by meeting the required ventilation rates for occupant comfort.
◉ The project was supervised by a LEED Accredited Professional to support the application and certification process.
Challenges
The site location was exposed to direct sunlight for much of the day, which increased heat gain in the building and could affect both energy efficiency and indoor comfort.
Solution
The building design was optimized to take advantage of natural light through the installation of Solatubes, allowing for deep illumination without generating significant heat gain.
Additionally, a high-reflectance roof was used, helping to reduce the heat island effect and decrease the building’s thermal load, contributing to a more efficient and comfortable indoor environment.
