The project's current performance was analyzed in terms of transportation, energy, water, waste, and human experience. To optimize its operations, best practices were implemented for efficient energy use and water consumption reduction, as well as air quality and integrated waste management policies.

Esfera- La Perla was part of a portfolio of 11 buildings of this Fibra that had the objective of becoming LEED O+M certified in a period of less than 8 months.

Por parte de los análisis de desempeño del edificio, desde el diagnóstico se realizó una auditoría ASHRAE nivel 1 identificando los puntos prioritarios por su impacto, costo y tiempo de implementación para así plantear una ruta crítica.
