What strategies were implemented?


The project implemented various strategies to maximize energy savings, such as the use of skylights, windows, and high-performance materials in the building envelope.


To reduce water consumption, low-flow plumbing fixtures were installed, achieving a 46% reduction in indoor water use, and a xerophytic landscape was designed to eliminate outdoor water consumption.


A total of 17.88% of construction waste was diverted from landfills.


In addition, all tenants have access to the design and construction guidelines, which facilitate understanding of the building process and encourage the adoption of sustainable practices.


The project’s security booth was designed to maintain high indoor air quality, and the use of efficient vehicles is encouraged through the assignment of preferred parking spaces for low-emission vehicles.

As a speculative industrial facility with a limited scope, one of the challenges was ensuring that the construction materials had a low environmental impact, including the availability of Environmental Product Declarations (EPDs) and high recycled content, in order to meet the scope requirements.

Material selection was prioritized in key categories such as concrete and mortar, metal structures, and architectural finishes — all with certified EPDs and recycled content.


This strategy made it possible to optimize the environmental performance of the building envelope without compromising cost or delivery times.
