Intermex CJS BI2 04
Intermex CJS BI2 04 is an industrial building located in Ciudad Juárez, Chihuahua, Mexico, comprising speculative warehouse and manufacturing spaces, office areas, and a guardhouse.
The project was designed and constructed with an integrated sustainability approach, prioritizing energy efficiency and the implementation of strategies that generate positive environmental impacts.

Client

COPACHISA develops industrial real estate projects and, as part of its commitment to sustainability, incorporates industry best practices into the design and construction of its buildings.
In line with this vision, the company pursued LEED certification, reaffirming its commitment to delivering high-performance, sustainable projects.
Project
Sustainable Strategies Implemented in the Project
The project design prioritized energy efficiency through a high-performance building envelope and the use of natural daylighting through polycarbonate skylights and windows, reducing the need for artificial lighting.
Regarding water conservation, a xeriscape landscape with local species was incorporated, eliminating potable water consumption for outdoor irrigation and achieving 100% savings.
Additionally, during the construction phase, an integrated waste management plan was implemented to promote proper waste separation and diversion, significantly reducing the amount of waste sent to final disposal.
