MTY-VPMA-05 is an industrial building located in Apodaca, Nuevo León.
The project features speculative warehouse and office spaces, with a design focused on minimizing environmental impact. Sustainability strategies are pursued to generate a positive impact on the social, economic, and environmental context.

Client
VESTA is a developer of industrial real estate projects recognized for its innovation and commitment to sustainability.
As part of this commitment, VESTA has decided to enroll in the LEED Volume Certification program and has adopted best practices and procedures for the development of its buildings.
Project
The project incorporates strategies to reduce water, energy, and resource consumption.
By using native vegetation, which requires less irrigation, along with an efficient irrigation system, a 65% reduction in outdoor water use was achieved.
Similarly, the use of efficient plumbing fixtures resulted in a 39% reduction in indoor water consumption.
For the construction of the project, materials with recycled content and Environmental Product Declarations were used, aligning with environmental responsibility objectives.
Additionally, efficient lighting and ventilation systems were implemented, achieving a 22.27% reduction in the project’s energy consumption.
