MXL Progreso V
MXL Progreso V is an industrial building located in Mexicali, Baja California, consisting of speculative warehouse, manufacturing, and office spaces.
During its design and construction, environmental criteria were incorporated, reflected in its energy efficiency, water savings, and reduction of environmental impacts throughout its life cycle.

As part of its commitment to sustainability, the company has decided to enroll in the LEED Volume certification program for all industrial buildings it develops in the future. Therefore, we will continue working hand in hand to generate positive impacts.
Project
The project implements strategies to reduce water, energy, and resource consumption.
‣ It includes high-efficiency plumbing fixtures, achieving 53.78% indoor water savings compared to the LEED baseline case, as well as native vegetation outdoors with pressure-compensating drip irrigation, reaching 83% water savings.
‣ The building envelope and efficient lighting systems enable 7.71% energy savings compared to the ASHRAE 90.1-2010 baseline case.
‣ The project prioritized the use of materials and products with more favorable environmental impacts.
‣ 17% of the total construction material cost was invested in products with recycled content certifications.
