ProximityParks Lomas Verdes
ProximityParks Lomas Verdes is an industrial warehouse located in Naucalpan, State of Mexico.
The project consists of a main building divided into three modules, including warehouse areas and speculative office spaces, as well as guardhouses and common areas.
It was designed with a comprehensive approach focused on energy efficiency, water consumption reduction, and on-site renewable energy generation.

Client

ProximityParks is a firm specialized in high-performance industrial developments.
As part of its commitment to sustainability, the company implements international standards such as LEED across its projects, promoting operational efficiency, reduced environmental impact, and improved conditions for users.
Project
The design incorporated sustainable strategies to:
‣ Reduce the heat island effect through a roof with a high Solar Reflectance Index (SRI).
‣ Implement an on-site photovoltaic system for renewable energy generation.
‣ Integrate native plant species that do not require permanent irrigation.
‣ Incorporate ventilation systems and high-efficiency equipment in accordance with ASHRAE standards.
‣ Install LED lighting fixtures with energy efficiency controls.

Challenges

Some of the challenges faced during the project included:
‣ Coordinating sustainable strategies within a Core & Shell scheme featuring speculative spaces.
‣ Integrating passive and active systems within a large-scale industrial typology.
Solution

➦ Installation of a photovoltaic system that generates approximately 2.77 GWh annually.
➦ 100% native landscape design that eliminates water consumption for irrigation.
➦ High-efficiency plumbing fixtures achieving more than 50% indoor water savings.
➦ Implementation of permanent water and energy metering systems.
➦ Daylighting simulation, achieving adequate natural light levels in over 64% of regularly occupied areas.
