VPQUI-09 is a Core and Shell–type industrial building located in Querétaro, Querétaro.
The project offers speculative spaces for warehousing, offices, and a guardhouse, with a design focused on minimizing environmental impact and a strong commitment to energy efficiency and sustainability.

Client

VESTA is a company dedicated to the development of industrial real estate.
It aims to become a company of excellence by delivering efficient and sustainable solutions.
As part of this commitment, VESTA has decided to enroll in the LEED Volume Certification program and has adopted best practices and procedures for the development of its buildings.
Project
The project incorporates strategies to reduce the consumption of water, energy, and resources.
By using native vegetation, which requires less irrigation, along with an efficient irrigation system, a 73% reduction in outdoor water use was achieved.
Similarly, the use of efficient plumbing fixtures resulted in a 51.16% reduction in indoor water consumption.
For the construction of the project, materials with recycled content and Environmental Product Declarations (EPDs) were used, aligning the development with environmental responsibility objectives.
In addition, energy-efficient lighting fixtures and ventilation equipment were implemented, achieving a 20.58% reduction in the project’s overall energy consumption.
