Results

Multitenant FINSA Santa Catarina III, a Core and Shell project, is LEED Gold certified. As part of its commitment to sustainability, FINSA has decided to enroll in the LEED Certification Volume program and has adopted Best Practices and procedures for the development of its Multitenant Buildings.

The project is an industrial building of 135,129 sqft that consists of a speculative industrial facility, offices, and guardhouse, with spaces that will be equipped and finished by the tenant as per their needs.

FINSA is a leader in the industrial real estate sector, providing innovative and efficient solutions with a sustainable approach.

Having Volume prototypes in the previous and current version of LEED, FINSA has decided to use sustainable building practices to target a rare achievement among industrial facilities by submitting this building for U.S. Green Building Council® (USGBC) certification; thus, demonstrating its commitment to the environment and its clients.

The project analyzed the current specifications of FINSA's speculative industrial warehouse projects. 

Through holistic modeling and environmental consulting, it adjusted their specifications to minimize their water and energy consumption, including best practices and strategies of international standards in construction, envelope, engineering and control systems.

The Volume program consists of standardizing strategies and automating LEED calculations and documentation for the projects within the prototype. 

Integrate the prerequisites and mandatory strategies applied for an industrial plant that usually does not integrate certain systems within its scope, since to do so correctly, solid strategies and action plans are needed to ensure that the integration is carried out efficiently and effectively.

A series of highly productive workshops were held with a multidisciplinary team of experts with the objective of finding the best possible solution for each of the critical points to be worked on. These workshops were designed with a highly collaborative structure that allowed each team member to contribute their ideas and expertise.

The result of this interdisciplinary approach was a series of innovative solutions from both a technical and financial point of view. Each strategy was thoroughly analyzed and all potential costs and risks were identified, allowing our team to develop a detailed roadmap for the successful implementation of each strategy.

FINSA Volume

ProximityParks was founded in 2017 and became the first "last mile" industrial real estate investment company dedicated exclusively to Latin America.

From the beginning, it was planned to locate the project in a densely developed and accessible place in order to reduce transportation.

Likewise, an existing warehouse was acquired in order to reuse approximately 58.86% of the existing materials, thus reducing the extraction and transfer of raw materials. First, electricity consumption was reduced through the use of efficient lighting and air conditioning equipment, and for the remaining consumption, 436 solar panels were installed.

In terms of comfort and indoor air quality, louvers were installed on facades to incorporate natural ventilation, and CO₂ sensors were located to identify inadequate levels of air quality.

It was the first project for ProximityParks to seek LEED certification.

The continuous training of the team and contractors was essential to ensure a high level of quality and safety in the development of this project. In this case, the first project was a success, which allowed the implementation of the "Volume" prototype.

This positive experience led the company to decide to certify the rest of the industrial warehouses under this prototype, which implied additional training and an investment in resources to adapt the existing industrial warehouses to this new methodology.

However, the company felt that this decision was necessary to standardize and optimize processes in all its facilities.

Savings in water consumption compared to a conventional project

ProximityParks Monterrey Centro is part of the portfolio of the developer ProximityParks, which is based on meeting the characteristics of urbanization, consumer demand and sustainability. 

The project is located in downtown Monterrey, in an existing building where a warehouse with three guardhouses, office area and a common area for users was built. 

In addition to the benefits of its location, the project implemented strategies to reduce water, waste, and electricity consumption. In addition to the design, the project implemented consumption monitoring strategies to ensure that good practices continue during operation and achieve the expected reduction.

 All of these strategies together enabled the company to obtain gold level certification.

By adopting the LEED® rating system and incorporating environmentally friendly design features, the Kaizen Master Site sets a benchmark for sustainable development in the region. This forward-thinking approach not only benefits the environment, but also creates a healthier and more productive environment for the occupants.


The building optimizes energy efficiency, generating savings of over 21% compared to the average building. The selected water systems reduce the use of potable water by at least 50% of its consumption. The use of efficient vehicles is promoted by providing access to preferential spaces. Domestic materials were implemented to promote market economy in Mexico and reduce environmental impacts resulting from transportation.

The building has skylights. Natural lighting minimizes the use of artificial lighting and saves energy. It also contributes to the comfort and well-being of the occupants.


The Kaizen Master Site, situated on Carretera Estatal No.100 km 8 in Querétaro, Qro, México, is a prime example of a facility that has embraced environmental design principles by implementing the LEED® (Leadership in Energy and Environmental Design) rating system.

This innovative site encompasses two warehouses, two guardhouses, and three service stations, all designed with sustainability and efficiency in mind. The buildings feature high-performance insulation to reduce energy consumption up to 21%, compared to the average of buildings.

Emissions from transportation are reduced because it is located within walking distance from various basic services, stores and quality transportation.

DISTRIBUTION CENTER

The design achieved 45% in energy savings, 37% in water savings and the use of 42% less embodied energy in materials vs. market. As a result, 33.13 tons of CO₂ per year will be saved.

PHARMACEUTICAL PLANT

Obtained EDGE Advanced certification, achieving 26% in energy savings, 54% in water savings and the use of 38% less embodied energy in materials vs. market. Saving 227.29 tons of CO₂ per year.

Genomma Lab Internacional, S.A.B. de C.V., a leading company in the pharmaceutical and personal care industry in Mexico, obtained the EDGE Certification (Excellence in Design for Greater Efficiencies) for all its main buildings, which include the Pharmaceutical Plant, the Personal Care Plant and the Distribution Center.

This certification recognizes the design and resource efficiency of eco-efficient buildings. The EDGE seal of approval is awarded to buildings that demonstrate resource efficiency of at least 20% in energy, water and embodied energy in materials.

IGS / Centinela Property is a Mexican developer and fund manager dedicated to creating value for its investors and clients in the industrial, housing and development sector. IGS seeks to implement sustainable strategies in its portfolio of industrial buildings by certifying them LEED, which is an international tool recognized for its holistic view of sustainability. 

The VLT and area of the skylights were analyzed to define the threshold that would best favor natural lighting levels and prevent heat from entering through the roof. 

Different interior and exterior lighting designs were analyzed for efficiency, compliance with lighting standards and integration of the automatic control solution.

The project's rainwater management proposal was reviewed to return water to the hydrological cycle even with low permeability soil.

The project implemented construction plans to avoid soil, air and water contamination, protect the health of workers and future occupants, and reduce construction waste going to the landfill. 

This was IGS/Centinela Property's first LEED project where the approach and strategies for the requirements and various credits, as well as the scope of the owner and future tenants, were decided.

Turnkey process for the client and contractor where we defined the strategies with the highest environmental impact at the lowest additional cost to achieve certification. 

In addition, the applicability and re-applicability of these strategies was evaluated for the different projects in the portfolio. With this process, the % increase in fixed costs of the project for LEED certification was defined, and it was decided to implement it in all the next projects, 10 to date.

MXL IGS Progreso III, is an industrial building located in the border city of Mexicali, where there can be manufacturing, warehouse and office areas. This building has domes for natural lighting and has roof insulation to reduce the entry of heat due to the extreme climate of the city. The exterior integrates hardscape surfaces with high solar reflectance to avoid heat-absorbing surfaces and has a xerophytic landscaping design with drip irrigation to reduce water consumption.

The building has artificial lighting that is automatically controlled by lighting levels and presence to reduce energy consumption.

It is a leading Mexican company that specializes in the development of industrial parks and warehouses in Mexico. With a solid track record in the market, this organization has stood out for its commitment to excellence and innovation in the real estate industry.

The company stands out for its commitment to sustainability and environmental responsibility in its projects. 

In addition to the implementation of best practice plans during construction to prevent air, water and soil contamination, and to ensure air quality for workers and future occupants, as well as proper waste management, a series of sustainable strategies were implemented to make the building more environmentally friendly and resource-efficient.

In terms of water management, measures were adopted to significantly reduce consumption both inside and outside the building. 

One of the highlights in terms of energy sustainability is the installation of solar panels on the building. These panels generate renewable energy from solar radiation, which not only reduces dependence on non-renewable energy sources, but also reduces greenhouse gas emissions associated with conventional energy generation

• Comparing the project with the average building, efficient water fixtures reduces water consumption by 50%.
• The landscaping is composed of native species from the region, making them adaptable to the climate and requiring low maintenance.
• Native plants do not require a permanent irrigation system,  saving 100% of water consumption compared to a baseline scenario of regular irrigation.

• The main water and energy consumption of the building are measured with the intention of monitoring and achieving usage reduction.

➤ INDOOR ENVIRONMENTAL QUALITY

• The project has implemented a policy that prohibits smoking inside the facilities and in the vicinity of any air intake, in addition to installing appropriate signage, with the aim of preserving the health of the occupants.
• The building has skylights that allow optimum levels of daylight in more than 90% of the building area, thus minimizing the use of artificial lighting and saving energy.
• The project takes care of indoor air quality from construction to operation with dust barriers, entryway systems and cleaning policies.

➤ MATERIAL & RESOURCES

• In Mexico, 86,343 tons of garbage are collected daily, which amounts to 0.77 kg per person. That's why the building encourages and facilitates waste separation into organic, inorganic, plastic (PET), glass, metal, electronic waste, and batteries.
• Most of the materials selected for the construction of this building are from the nation, this helps to promote the country's economy.

➤  SUSTAINABLE SITES

• Before its construction, a thorough site assessment was conducted to identify and understand the context and its characteristics, which were taken into consideration in the building's design.
• Strategies for proper rainwater management were implemented, including retention ponds and green areas to handle the 90th percentile on site.
• The materials used on the building's roof and pavements contribute to reducing the Urban Heat Island Effect, which serves as an action against Global Warming.

➤  LOCATION AND TRANSPORTATION

• The use of efficient vehicles and carpooling is encouraged, providing access to preferential parking spaces.
• An environmental impact assessment of the project was conducted, ensuring, prior to its construction, that there would be no disruptions to the immediate environment.

• A purchasing policy developed to ensure low-mercury luminaires are selected during building operation.
• During the design and construction of the project, guidance was received from a LEED® Accredited Professional with the purpose of applying the best sustainable practices and achieve a LEED® BD+C Core and Shell v4 certification.

In its commitment to sustainability, FINSA has decided to enroll in the LEED Volume Certification program, implementing best practices and procedures to develop high-performance multitenant buildings.

• The project implemented various strategies to maximize energy savings, such as the use of skylights, efficient windows and materials in the building envelope.

• In terms of water consumption, low-consumption bathroom fixtures were installed, achieving a 46.97% reduction in interior use, and a xerophilic landscape was designed to eliminate exterior water consumption.

• Concrete waste was reused as backfill in tuff mines in another project, while wood, metal, cardboard and plastic were recycled. 

• In addition, all tenants have access to design and construction guides, which facilitates knowledge of the construction process and promotes the adoption of sustainable practices.

• The project's security booth is designed to maintain high indoor air quality, and the use of efficient vehicles is encouraged through the allocation of preferential parking spaces for low-emission vehicles. 

• The project was overseen by a LEED Accredited Professional to facilitate the application and certification process.

The project faces the difficulty of managing construction and demolition waste in Tijuana, a city with significant construction and demolition waste management challenges. The main difficulty is to divert this waste from the landfill to reduce the environmental impact of the project.

IGS / Centinela Property is a Mexican developer and fund manager dedicated to creating value for its investors and clients in the industrial, housing and development sectors.

The use of efficient and electric vehicles is encouraged by providing preferential parking spaces and charging stations, promoting emission reduction and the use of low-emission transportation.

➤ Sustainable Sites

Prior to its location, the project conducted detailed analyses of topography, hydrology, climate, vegetation, soil, and human use. Additionally, stormwater management on-site, that is able to manage the 98th percentile, ensures the promotion of the hydrological cycle.
 
➤ Water Efficiency

Due to the implementation of efficient plumbing fixtures in the guardhouse, the project reduces indoor water consumption by 54.86% compared to conventional buildings. The xerophytic landscaping design allows for a 100% reduction in outdoor water use.

➤ Energy and Atmosphere

The facility exclusively uses LED lighting, achieving a 29.21% reduction in indoor lighting electricity consumption and a 52.40% reduction in outdoor lighting electricity consumption when comparing the design to the ASHRAE 90.1-2010 standard. Additionally, it features automatic control based on natural lighting, maximizing energy savings.

During construction, the total waste density was 6.03 lb/ft², below the maximum established by LEED, demonstrating a responsible approach to waste management.

➤ Indoor Environmental Quality

With the incorporation of strategically placed skylights, the project achieves optimal levels of natural lighting in 95.95% of the occupied spaces, minimizing the use of artificial lighting.

➤ Innovation 

All strategies implemented under LEED certification are communicated to the building’s occupants and visitors through a sustainable strategies mural. Throughout the project, it was accompanied by a LEED Accredited Professional specialist.


Regularly occupied spaces at optimal levels of natural lighting

South III is an industrial building located in the municipality of Ciudad Juárez, Chihuahua, comprised of warehouse, manufacturing and office areas.

This industrial building has been designed and built with a comprehensive approach with positive environmental impacts and energy efficiency in mind.

To optimize energy efficiency, energy-efficient materials were selected for the envelope and natural lighting was used with skylights and windows, reducing the need for artificial lighting.

The project also included low-water-use landscaping, achieving 72% outdoor savings, and energy-efficient bathroom fixtures, which reduced indoor water use by 38.32%.

Concrete rubble was reused as fill in another project, and materials such as metal, plastic, wood, and cardboard were recycled.

The project is located in an industrial park where the immediate surroundings have not yet been developed, making integration into the site a crucial aspect.

This context underscores the importance of designing a proposal that not only adapts to the current environment, but also anticipates and harmonizes with the future development of the area. 

To mitigate the heat island effect, the use of light surfaces on roofs and pavements was proposed, which helps to reflect solar radiation and reduce the accumulation of heat in the environment. 

In addition, the landscape design integrates native plant species, selected for their adaptation to the local climate and their low water requirements, promoting a sustainable landscape that favors biodiversity and reduces maintenance.

Construction and Demolition Waste Diversion

The project is the first prototype of FINSA's Volume Version 4 program, and is presented as a Core and Shell industrial building.

Pharr East IV is an industrial building located in Reynosa, Tamaulipas, with a speculative distribution of warehouse, manufacturing and offices. 

During the design and construction of this building, environmental criteria were integrated, which are reflected in its energy efficiency, water savings, and overall reduction of negative environmental impacts.

Collaboration for Sustainability: Avery Dennison and FINSA.

We worked together with Avery Dennison and FINSA on this project. FINSA is a leader in the development of industrial real estate projects and manages one of the largest portfolios in Latin America. Avery Dennison Corporation is a global company specializing in digital identification and material science solutions. Its focus includes a wide range of innovations that optimize supply chain efficiency, reduce waste, foster sustainability, promote the circular economy, improve transparency and strengthen the connection between brands and consumers.

Process

In this project, 77.28 tons of waste were diverted from the municipal landfill, contributing to waste reduction and promoting sustainability. Part of this waste was recycled in the form of tiles donated to a nearby public school, delivering a total of 100 tiles. In addition, the project is powered by renewable energy through solar panels, which cover approximately 10% of the building's energy consumption. To contribute to the reduction of the heat island phenomenon, the parking lot floor was built with adocrete, a material that allows water infiltration. The selection of sustainable materials, from paints to furniture, meets the highest sustainability standards. Thanks to these and other strategies, the project achieved LEED Gold® level certification, reflecting its commitment to the environment and energy efficiency.

This project has not only been a success in terms of construction, but also in its commitment to sustainability and social responsibility. Through various innovative strategies, significant results were achieved that not only reduce the environmental impact, but also benefit the local community.
